  1. How many EPCs will be required each year on non-domestic buildings?

    It has been estimated (by RICS) that the commercial market contains approximately 2 - 2.5 million properties. Of these, approximately 140,000 sales occur along with 300,000 lease changes per annum. As of October 1st 2008, these properties will require an EPC.arrow top

  2. How do I become an NDEA?

    You need a nationally recognised certificate or diploma in non-domestic energy assessment to be able to gain accreditation (i.e. to obtain a license to practice). This will give you a qualification that is portable between Accreditation Bodies. Once you have undertaken the training provided, and passed the assessments you will need to register with one of the Accreditation Bodies. To find a list of Accreditation Bodies visit the CLG website. We operate an accreditation of prior experience and learning (APEL) scheme based on the guidance from City & Guilds.arrow top

  3. How much will I earn as an NDEA?

    It is not possible to predict what anyone would earn as this is dependant on many variables. The Government has released the following estimates of time and cost for EPC production:
    • EPC for a small retail unit (50m2) 0.6 days and cost £260
    • EPC for small commercial unit £480
    • EPC for large commercial building (4,000m2) 4 days and cost £1,790

      However, other institutions believe that due to the time it will take to carry out an EPC and give recommendations, these figures are likely to be conservative.arrow top

  4. What courses/qualifications are on offer?

    There are 2 routes open to people to obtain recognised qualifications / accreditation. Both lead to nationally recognised qualifications.
    • LEVEL 3 CERTIFICATE IN NON-DOMESTIC ENERGY ASSESSMENT - Candidates achieving this award will be qualified to undertake EPCs on simple existing non-dwellings which can be modelled using the Simplified Building Energy Model (SBEM).
    • LEVEL 4 DIPLOMA IN NON-DOMESTIC ENERGY ASSESSMENT - Candidates achieving this award will be qualified to undertake EPCs on all level 4 non-dwellings, including new build (from plans) which can be modelled using the Simplified Building Energy Model (SBEM). With the level 4 diploma you are automatically qualified to assess level 3 buildings as well.arrow top

  5. What is the difference between public and commercial buildings?

    There is a legal definition in the CLG guidance booklet.

    •  What is the difference between Level 3, 4, and 5 buildings?
    • Level 3: simple existing buildings with ‘frequently occurring characteristics’ which can be modelled using SBEM. These characteristics include: Simple heating systems (boiler systems <100kw); Simple natural ventilation; Small comfort cooling systems (up to 12kw); Typical fabric and Typical lighting system. It is estimated that level 3 buildings make up approximately 60-70% of all non domestic buildings.
    • Level 4: More complex and new buildings which can still be modelled using SBEM. It is estimated that level 4 and level 3 buildings will make up approximately 90% of all non-domestic buildings.
    • Level 5: Only the most complex buildings – new or existing – which require Dynamic Simulation methods. This is currently not offered at our college.arrow top

  6. I have no experience in property or surveys but want to change career - Is this for me?

    For NDEA Level 3, full training will be provided and background knowledge is not necessary. Although extra work may have to be put in, the qualification can be achieved without much dificulty. For the Level 4 NDEA qualification, we would very strongly recommend prior experience in the field. Even DEAs and HIs are recommended to first fulfil Level 3 requirements before moving on to Level 4.arrow top

  9. How do I get on the course?

  10. Will I need to do a portfolio?

    Yes. There is a requirement to produce a portfolio that can be done easily once you follow the format outlined in the training. A complete portfolio would contain 3 NDEA case studies (2 of which are done on the course).arrow top

  11. Do I need to find my own properties?

    No. You will be provided with properties and plans in order to carry out the EPCs required for the qualification. You may, however, wish to find other properties which you can assess in order to support your learning. arrow top

  12. Will I need to pay extra for assessments?

  13. Do I need to buy the software iSBEM?

    The software and laptops required during the course training and assessment days will be provided to you. The software is available to use free of charge online during your training. Once you are registered with an accreditation scheme, they may have their own software at cost. We suggest that you check with the schemes before you join as a member.arrow top

  14. What is the assessment to obtain the qualification?

    There is only 1 multiple choice exam that has to be passed to achieve the award together with the portfolio. The exam is set by City & Guilds and marked externally.arrow top

  15. I am already a DEA/HI. Am I exempt from any of the training/assessment for this course?

    Both DEAs and HIs are competent in the use of RDSAP and the associated energy assessment, data collection and recommendations. However, SBEM is a very different methodology and although DEAs/HIs will find much of the theory familiar, the practical application and use of the software is very different. There is exemption from Unit 1 for this qualification for these individuals. See our APEL page for more information.arrow top
