What are Lease Plan Surveys?

When completing on a property transaction conveyance, solicitors will require a compliant Lease Plan from a qualified person.

Why do they need the Lease Plan Surveys?

The Land Registration Act 2002 (LRA 2002) which came into force on October 2003, requires all new leases of 7 years or more and existing leases sold with 7 years or more unexpired, to be registered with Land Registry. The registration documents must include a compliant Lease Plan.

  • Lease plans are part of the Deed of conveyance registered title documents that take the form of floor plans that are to be in compliance with LRR2003 and BS1192 part 3. They are based on an ordinance survey plan. They indicate the internal layout of the property and contain the Land Registry requirements for plans are set out in detail in Land Registry Practice Guide 40 - Land Registry plans
  • Plans included as part of title documents must be signed by the landlord, and must be in compliance with BS1192 part 3, to enable the correct extent of the land to be identified. Where an approved estate plan exists, any plan used in the lease must be based on the current approved version.

What is the market for this service?

Depending on the sizes of properties, typical prices are:
2 flats on 2 storeys - £250-£400
3-4 floors - £450-£600
4+ floors - £750
Shops tend to be based on £200 per 50M2

What are the other costs?

You will need to order an ordnance survey map which costs around £45.00 and your travel 2 and from the property location. If you wish to become a licensed lease planner, the first year is free to join and a group discount on insurance is available but this can be added to your normal energy assessor insurance.

How long is the course?

The course is for 2 days but will be delivered over separate days for students to be able to practice and prepare for the examination on the 2nd day after about 2 weeks. The second day will focus on training on the software. You will receive a nationally recognised qualification as a Licensed Lease Plan Provider.

  • To train delegates in the preparation and development of Lease Plans for Solicitors
  • To provide an introduction why we need lease plans and the rules of providing them to legal requirements
  • The training will cover costs, compliance, regulations and business development

  • Business skills in obtaining instructions
  • Survey strategies
  • Preparation of file submission and record required
The workshop will be interactive based on examples and full information packs; delegates will be able to provide Lease Plans services to Estate Agents, Solicitors and Property owners at a competitive reduced cost to add to their EPC business. There is some pre-course reading before the course. Another day of TurboCAD training is available in March 2010 at a cost of £129.00 + vat if required.
